Architect R. M. Schindler designed the South Pasadena Grokowsky residence in 1928. Over time the house endured poor maintenance, unsympathetic modifications, and deterioration due in part to the instability of original building materials. The challenge during restoration was to preserve Schindler’s original design intent, while incorporating more modern building materials and methods for seismic strengthening. ARG conducted an initial condition assessment and a detailed Historic Structure Report (HSR) with full existing conditions drawings and site plans documenting all architectural and engineering conditions. The HSR informed ARG’s later phases of work, a complete restoration and seismic upgrade.
